A Step by Step Guide to Letting with Linnet

  1. Viewing a Property

Linnet are happy to show you around any of the properties that are available to let on our website subject to you fitting the landlords required criteria. When you have seen a property that you would like to rent, there are a few things that you will need to know. These notes are for guidance only and if you have any further queries we recommend speaking to the branch directly.

       2.Accepting a property…

Properties are accepted on an “as seen” basis any issues or concerns raised will need to be dealt with prior to references being undertaken to avoid incurring any unnecessary costs.

Upon accepting a property full references must be undertaken, including credit history and “Right to Rent” checks. There is a non-refundable application charge to Linnet for the administration of this – checks will not begin without payment. References can take around seven days to complete, in some cases less time, but it can take up to an additional two to three weeks if additional information is required. Should a guarantor be necessary this may also affect the time taken to complete referencing.

We use Van Mildert, an independent referencing agency, to collect and confirm references from you. They require that you are earning two and a half times the monthly rent, on average. If you have insufficient earnings to support the rent, you may need a guarantor, who will be liable for the terms of your tenancy.

A guarantor should be a homeowner, earning three times the monthly rent. Guarantor references fees will be required.

Please note that ALL intended occupants of the property over the age of 18 will need to complete a form to be referenced, regardless of their employment status.

Applications will need to be supported by the appropriate reference fees, photo ID and proof of current address.

Subject to references being acceptable, only then will a suitable date be chosen for your occupation of the property. Linnet and the landlord will of course endeavour to meet your preferred move in date, wherever possible and practical.

         3.Lettings Fees, Charges & Deposits

In addition to the rent, there are a number of other costs that tenants must budget for before entering into a new tenancy agreement through Linnet. Depending on your circumstances and the property you select the following fees may apply:

In addition to the first months rent, you will be required to pay a Deposit equivalent to 6 weeks worth of rent. Your deposit will be registered with the DPS (as long as registered by

Linnet and not landlord directly).

       5.On going costs

Utilities, Council Tax, Television Licence, Installation of cable/satellite, Insurance, Garden Maintenance, Maintenance of drains/gutters/downpipes, professional cleaning at the end of the tenancy, dilapidations.

      6.Moving in

On the pre agreed move in date you will need to come into the Linnet office to collect keys and sign for the Tenancy Agreement, Standing Order Form, Schedule of Condition, Keys and confirm all prior documents were received.

All fees must be paid in advance or on the day you collect keys. This includes the first months rent, deposit and all outstanding arrangement fees and can be paid by bank transfer or Debit/Credit Card to Linnet in the office or 01284 723332.

In order to terminate the contract, one month’s written notice must be given prior to the rent due date. The property cannot be before the end of the fixed contract unless agreed. You will need to arrange property contents insurance and cover to the landlords fixtures and fittings for the duration of your tenancy.
