Full Management

We provide an ongoing service alongside the lettings process, become the point of contact for your tenant during their tenancy. Furthermore we process all rental payments and organise any repairs required to the property during the tenancy, credit your account and provide you with a monthly statement.

Throughout the tenancy we undertake regular property inspections, ensure that your tenant is looking after the property well. As we head towards the end of the contract we work with both yourselves and the tenants to negotiate a renewal of the agreement or remarket the property ensuring a hassle free turn around.

When it comes to the end of the tenancy we deal with the release of the deposit and negotiate any deductions to come from the deposit which can at times be a fractious process. We ensure it is handled delicately and efficiently.

The service is suitable for new or overseas landlords or anyone who prefers not to be involved with the day-to-day running of the rental. Linnet’s full management service allows you to have a stress free rental process.

Find Tenant Only

This service includes us advising you on the likely rental income for your property. We then market your property and co-ordinate viewings with prospective tenants. Once we have an applicant for your property we then undertake the references and if successful, prepare the legal paperwork relating to the tenancy.

Linnet also arrange an inventory and schedule of condition at the property. We will collect the first month’s rent and deposit and will credit this to your account, minus our fee. At this point we advise both yourself and your tenants that rent collection, property maintenance and contact with the tenant become your responsibility. This service type is best suited to landlords who are experienced but more importantly have the knowledge and time to ensure their rental property continues to meet legal requirements and that their tenants are happy within the property.

Visit your Property; initial rent appraisal + full consultation
Take Photographs and erect 'to let' board
Extensive advertising + marketing initiatives
Accompany all applicants on viewings
Obtain full refrences on tennants and any guarantors
Prepare the appropriate tenancy agreement
Compile a detailed inventory and schedule of condition
Note meter readings+ inform utility companies of change of occpier
Receipt the first months rent and edposit on your behalf
Remit balance of monies to your account via BACS along with statement
Register and protect the deposit under a government approved scheme and provide landlord and tenant with certificate
Receipt monthly rents throughout the tenancy and remit to your account
Issue monthly statements
Take out insurance against your property for rent arrears
Proactive, expert approach to rent arrears including the preparation of any legal notices
Carry out regular inspection by appointment
Attend to any repairs and general maintenance matters. Arrange for your biills to be paid from your rent account
Where requested arrange for quotes and estimates for future works
Oversee any insurance claims on you behalf
Arrange gas check and ensure we hold current gas safety record on file
Serve legal notices during the tenancy on a timely basis
Negotiate tenancy extensios and implement rent increases as appropriate
Prepare a supplement tenancy agreement and update deposit registration
CArry out a thorough checkout at end of  tenancy, note meter readings and ensure all keys are returned
Advised utility companies and local authority of change of occupier
At the end of the tenancy arrange for any necessary cleaning, repairs or gardening to be attended to
Complete a fair and accurate reconciliation of the deposit and return deposit or balance directly to tenant
Deal with tenants queries after vacation
Provided we have retained funds pay any interim bills
Prepare the property for re-letting, recommend any works and re advertise approximently four weeks prior to vacation of property
